Plumbing issues within strata buildings can sometimes fall into a grey area. Generally speaking, inside a unit, the owner is responsible; below the floors or behind the walls the strata is responsible. Strata is responsible for repairs and maintenance of the following –

  • Ceiling
  • Boundary Walls
  • Tiles on Boundary Walls and Floors
  • Balconies

Regarding clear plumbing issues, the strata would be responsible for the following –

Generally speaking, if there is an issue with a ceiling, boundary walls, tiles on a boundary wall or floors and balconies… these should be covered under the strata scheme. 

What are owners responsible for regarding plumbing issues?

An owners responsibility lies with everything within the airspace of the unit. This includes appliances, sinks, taps, showers, baths and toilets. It can fall into a grey area when a plumbing issue found on common property begin to affect your internal space.

Who is responsible for a burst pipe in my unit?

The responsibility of a burst pipe can fall onto both parties (both strata and owner) depending on the circumstances. Strata is responsible for a burst pipe if it occurs within a boundary wall. The owner is responsible for the internal wall and the repairs that may be needed. 

What happens if my unit is damp or mouldy?

If your unit is suffering from dampness or moulds the owner is responsible for the internal walls. However, if the damp or mould was caused by water leaking into the property via the floors or external walls, the strata are also responsible.
